The Application ProcessOnce you have selected a property, the next step is to submit an application. You can download an application from this page, or call and we will fax one to you. The application must be filled out completely. Missing information will delay processing of your application. There is a $50 non-refundable application fee. The qualification process includes pulling a credit report, verifying employment and income and verifying current and/or previous rental information. Our income guideline is three times the amount of rent. For example... If you are applying for a rental property at $1000 per month, our income guideline would require your verifiable gross monthly income to be a minimum of $3000. If you are self employed, please submit last year's tax return with your application. Most applications can be processed within 24 hours. You can reduce the time it takes to process your application by including two recent pay stubs with your application. Once your application is approved, we will contact you to schedule a time to sign the lease and submit payment of the first full month's rent. Typically, a deposit equal to one month's rent is required. It is collected at the time of the move-in inspection. Back to TopLease ContingenciesAll lease contingencies must be submitted at the time of application. Please use the space provided on the application. All properties are rented "as is." For instance, an owner may accommodate a request to provide a refrigerator, but the rent may be increased $50 per month. You have a greater chance of having your contingency considered and approved at the time of application. The owner is under no obligation to accommodate request if it is not submitted with the application. Back to TopPetsMost properties are individually owned. It is up to the owner whether pets are acceptable or not. For each pet, there is a $250 non-refundable pet fee. Typically, most owners will not accept more than two pets. Insurance companies consider some breeds of dogs to be a liability risk. An applicant with one of these dog breeds may be denied. If your application is approved, you may be required to purchase renters insurance, and/or pay additional deposit. The insurance industry has identified the following breeds to be of concern: Akita, Alaskan Malamute, Chow Chow, Doberman Pinscher, German Shepherd, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Wolf hybrid. Back to TopDepositA deposit equal to one month's rent is due in full at move in. The deposit may be greater depending on applicant circumstances. Payment of the deposit must be in certified funds or money order. Cash or personal checks are not accepted for the deposit. (A personal check is acceptable for monthly rent payments; cash is never accepted). Back to TopMove-In and Move-Out InspectionsA written move-in inspection is completed to establish the condition of the property at the time of possession. All existing blemishes or damage which may result in a charge against your deposit at time of move out will be noted. When you vacate the property, a move-out inspection will be scheduled. At the move out inspection, you must turn over all keys to the property and you will no longer have access to the property. You will be provided a copy of the move out inspection. Any damages are determined by comparing the move-in and move-out inspections. Any damage beyond "normal wear and tear" will result in a tenant charge. Back to TopRent PaymentRent is due on the first, late on the second. There is no grace period and there is a 10 percent late fee. Back to TopUtilitiesTypically, tenants pay all utilities. To avoid interruption in service, Tenants should contact all utility companies and arrange to have utilities transferred into your name as of the lease start date.
