First Multiple Listing Service

The FMLS is a great way to market your home to thousands of real estate agents in the Metro Atlanta area. Agents can search for homes based on location, price, number of bedrooms or other criteria. Agents can view pictures and find out other valuable information about your property to share with their customers. AmeriSouth Management pays a $300 referral fee to agents who bring us qualified applicants. Agents have a great incentive to find a tenant for your home! (There is no additional expense to the owner for this referral fee, it is paid out of the procurement fee.)

$300 Tenant Referral Fees

Most property management companies offer a 10% referral fee to other agents if they find a tenant for your property. We pay a $300 referral fee on all our properties. On a $1500 per month rental, agents earn a 20% referral fee! Agents want to rent properties offered through AmeriSouth Management because they know they will be rewarded for their efforts.

Performance Guarantee

Most real estate companies require you to commit to a 90 or 120 day exclusive listing period. Even if you are dissatisfied with their efforts to rent your property, you are obligated for three or four months. We are confident in our ability to find a qualified tenant for your property. But, if for any reason, your property is not leased and you want to terminate the management agreement, you can terminate the management agreement without penalty. Its that simple.

Property Survey With Photos e-mailed Directly to Owner

How do you know if a tenant is taking care of your property? As an optional service, we will inspect your property approximately every six months and e-mail you exterior photos of your property and a survey report. In addition to general housekeeping, we will notify you about maintenance or capital improvement concerns and recommendations. ($50 per survey.)

Eviction Protection Program

If a tenant does not pay rent according to their lease agreement, a dispossessory will be filed. Attorney fees, legal fees and court costs can add up. As an optional service, AmeriSouth Management, Inc. will pay all filing fees, service fees legal fees and court costs associated with filing and prosecution of a dispossessory proceeding for non-payment of rent. ($60 annual fee.) Download a copy of the Full-Management Agreement below for details. This option is not available with Owner-Managed Services.
