Market Analysis of Your PropertyA Market Analysis provides detailed information on comparable rental homes in your area. We research homes currently on the market for rent, homes which have rented, homes withdrawn from the market and expired rental listings. Unique characteristics of your property, current economic conditions and other factors will be considered to help determine the appropriate rental price. From cosmetic improvements to safety concerns, we can provide you with valuable information to insure prospective renters have a favorable impression of your property. Back to TopApplicant ScreeningWe qualify applicants based on credit, income and rental history. Credit reports provide valuable information about the payment history and financial responsibility of an applicant. The credit reports utilized also show collection accounts, liens and judgments. Our income guideline for tenants is three times the amount of rent. A tenant applying to rent a property for $1300 per month should be able to show verifiable income of $3900 per month. Current or past landlords are contacted to verify whether rent was paid on time, whether the landlord received any NSF checks, whether proper notice to vacate was provided and other questions which provide information on previous residency. Once we have completed verifying information, we will call you to discuss the application and any tenant-requested lease contingencies. Back to TopThe LeaseAmeriSouth Management, Inc. has one of the most comprehensive leases in the industry. It has been designed to address the most important aspects of tenancy and responsibility. Once an application is approved, a property manager will meet with the tenant to review the lease, explain procedures and answer questions. In property management, nobody likes surprises. Tenants appreciate knowing from the start what is expected, where to send rent payments, who to contact to transfer utilities into their name and how to reach someone in case of an emergency. In addition, we confirm the occupancy information, rent amount, initial term of the lease and amount of deposit. We explain the automatic lease renewal policy, early termination penalties, pet addendum, work order request procedure and other important information. Back to TopDepositWe typically collect a deposit equal to one month's rent. Tenant funds are held in a separate escrow account. Depending on credit, income or rental history, we may require additional deposit or a non-refundable pet fee. All pet fees are disbursed to the owner at time of move-in. Back to TopMove-In and Move-Out InspectionsA thorough move-in inspection is completed prior to occupancy. This step documents the condition of the property at the time of move-in. At the end of the tenancy, a move-out inspection will be completed. Any damage in excess of normal wear and tear will result in a deduction from the tenant's deposit. Back to TopOwner Payment and StatementsOwner funds are disbursed on the 15th of the month. If the 15th falls on a weekend or holiday, funds are disbursed the next business day. In addition to rental proceeds, you will receive a monthly statement itemizing rental income, deductions and expenses. Along with your statement, you will receive a copy of invoices for work completed on your property. Annually, you will receive a year-end statement and 1099 for tax purposes. Back to TopRepair and MaintenanceWhether its fixing a leaking faucet or replacing the roof, we have reliable, experienced vendors for every home repair you may experience. All independent contractors carry liability insurance. All maintenance requests are reviewed by a property manager when the work order is initiated and prior to payment. Minor repairs are paid from the $300 Owner escrow account. Before authorizing more expensive repairs, we will contact the owner for approval. In order to comply with Georgia law, we request Owners to send funds for work which will exceed the Owner Escrow Reserve. Back to TopManagement FeesPrimary expenses include a procurement fee, monthly management fee and lease renewal fee. The procurement fee is equal to one month's rent. Owners are not required to pay any funds up front. The tenants' first month's rent payment is retained and applied to the procurement fee. The monthly management fee is eight percent of the monthly rent amount (minimum management fee of $80). If a tenant remains in the property longer than 12 months, there is a lease renewal fee equal to half of one month's rent charged in the 13th month. Back to TopAdditional ServicesAmeriSouth Management, Inc. offers a variety of additional services designed to benefit the owner of investment property. Owners participating in the Eviction Protection Guarantee program do not pay legal, court or other costs related to filing for eviction to remove a non-paying tenant. Do you need your rent proceeds before the 15th of the month? Owners can arrange to have their rental proceeds disbursed on the 5th of the month instead of the 15th. Our Property Survey includes an assessment of the property condition containing valuable information from tenant housekeeping to recommended maintenance and repairs. The report includes exterior photos of the property and photos of any recommended maintenance or repair items. Need monthly lawn care, gutters cleaned or other routine services?
