A couple of things to keep in mind. We will ask you to put almost every request in writing before it will be considered. Whether you have a leaking faucet or you're thinking about getting a pet, written documentation verifies when a request was made.

Also keep in mind, many of our answers to your questions are based on your lease. If you have a lease which is a few years old or did not originate from AmeriSouth Management, Inc., the answers below may not apply to your particular circumstances.

I love this house! Will you see if the Owner is interested in Selling?

Many tenants rent because they are new to Atlanta and unsure where they want to eventually buy a home. If you decide you are ready to buy a home and think you may want to buy the rental home you are living in, give us a call! We will contact the owner to see if they are interested in selling. Whether you eventually buy the home, or decide to purchase a different home, AmeriSouth Management, Inc. rewards tenants by contributing $500 toward your closing costs if you work with one of our assigned Referral Agents. Can I make improvements to the property?

You do not need authorization to hang pictures on the wall, as long as they are not excessive in number and do not use large nails or wall anchors. You can also hang draperies on existing hardware, as long as any existing draperies are properly removed stored and replaced prior to your move out. Most other changes including paint, wallpaper, ceiling fans or other fixtures attached to the property require prior written authorization.

Do I need to tell you if I get a roommate?

Yes. It is a violation of your lease agreement to have unauthorized occupants living in the property. Anyone who intends to occupy the property on a regular basis is required to fill out an application and submit a $50 application fee. If the application is approved, All parties will be asked to sign a roommate agreement. No additional deposit is required.

I'm thinking about getting a pet, What do I need to do?

Before you get a pet, send a request in writing letting us know what type of pet you would like to get. We will contact the property owner to see if it is acceptable. If the owner approves, you will then need to sign a pet agreement and pay any applicable pet fees or deposits.

When and how do I give my notice of intent to vacate?

Your notice of intent to vacate must be in writing and received 60 days prior to the end of your lease. Approximately two weeks before you vacate, call to schedule a move-out inspection. You are not required to be present at the move-out inspection, but encouraged to attend. On that day, you will turn in all keys and remote controls and you will have no further access to the property. Any damage in excess of normal wear and tear will result in a charge. Charges are determined by comparing the original move-in inspection to the homes condition at move-out.
